TERMS & CONDITIONS
TO RESERVE A VILLA
A non refundable deposit of 20% of the cost of your stay is required to confirm a booking.
The balance payment is due by 4 weeks prior to your arrival at our villa.
Please note: Failure to pay the balance by the due date may result in your reservation being cancelled without refund of the deposit.
Our advertised prices do not include:
Florida tax at 12%
Cleaning charge,(shown alongside the rates for each property)
In our villas with private pools,optional pool heat is not included in our quoted prices.You can add optional pool heat to your booking at $20 US There is a minumum period of 5 consecutive days for optional pool heat.
In our homes at Regal Palms Resort,there is a resort fee of $15+tax per day,which is not included in our advertised rates and is payable on arrival.The resort fee covers all the members of your party & is NOT per person.
CREDIT & DEBIT CARD PAYMENTS
We can accept secure card payments via our website payments page.Simply click on "BOOK & PAY NOW" on the home page.
We can also accept payments via Paypal.
We have a minimum stay of 2 nights except in JR's and Perfect Haven,which have a minimum stay of 5 nights.
We are aware that sometimes accidental damage to our holiday villas can occur during your stay.
Should any accidental damage occur during your stay you are liable for the full cost of the repair or replacement.
To minimise such costs for our guests we will insure you for up to $1500 USD in repairs or replacement of the damaged items.This will be at no extra charge to you,our guest.
In the unlikely event that the repair or replacement should cost more than the $1500 USD cover in the insurance policy you would remain responsible for the balance.
Please note: We do not take a damages deposit from guests.
ARRIVAL & DEPARTURE TIMES.
Check in time is 4:00pm on your day of arrival & check-out time is 10:00am on the day of your departure.
We strongly advise that suitable travel insurance is taken out to cover all possible occurrances immediately after a booking is placed with us.
MAXIMUM NUMBER OF GUESTS
Our villas are equipped & licensed for the number of guests indicated on the details for each property posted on this website.Under no circumstances must guests in excess of the advertised maximum be accommodated.
We do not allow smoking in our villas.
We do not take pets in our villas
Parking for up to 2 vehicles is provided on the drive of our villas.
Where there are garages,they are not available for parking.Please do not park on the road-side or grass as this is prohibited.
We make every effort to ensure our villas are maintained to the highest level,however we do not accept any liability for accidents or injuries in our villas.
In the event of any problem arising our property manager should be contacted immediately who will rectify the issue.Under no circumstances should guests attempt repairs themselves.
All equipment must be used only for the purpose it is intended.
The "Pool Rules" displayed in the pool area at each villa must be adhered to when using the pool at all times.
Pool safety fences are provided at all villas except "El Sueño".These must not be removed & should be used as intended.At "El Sueño" a pool alarm is fitted to the pool patio doors.This must not be disarmed.
Children must be supervised at all times throughout our property.
You should take normal care whilst resident in our villas with regards to security.
Doors & windows should be kept locked whilst you are indoors.This is especially important whilst you are in the pool area.
Cars should also be kept locked whilst not in use at all times.
We cannot accept responsibility for personal items or valuables lost or stolen whilst on our property.
We welcome children to all of our villas!
However,for their safety,they should be supervised at all times,especially around the pool area.
Your deposit is non-refundable in all cases.
If you cancel 29 days or more before your anticipated arrival date then no further payment will be required or the total paid less the deposit will be refunded.
If you cancel 28 days or less before your anticipated arrival date the full amount will be payable.
In the unlikely event that we need to cancel your accommodation we would strive to find you an alternative of equal or higher standard.If this is not possible then all monies taken for your accommodation would be refunded.We would not pay interest on the amount concerned or refund other expenses such as air fare,car hire,alternative accommodation etc.
IT IS STRONGLY ADVISED THAT YOU TAKE OUT SUITABLE TRAVEL INSURANCE TO COVER ALL POSSIBLE OCCURANCES.
INSPECTION & REPAIR.
We make every effort to ensure that all the equipment & services available in our homes are fully operational at all times.
In the event that equipment or service fails during your stay please advise our property manager on 352-432-2087 who will arrange repair. For the matter of Safety,guests must not attempt repair themselves.
We will make every effort to ensure the issue concerned is rectified as a matter of urgency.Please note: we do not offer financial compensation for items of equipment or services that are unavailable during your stay.
Guests must allow our management company reasonable access for inspection & repair.
